What is building automation?
Building automation (also called BAS β Building Automation System, or BMS β Building Management System) is an overarching control system that automates and monitors the technical installations in a building. This includes HVAC, lighting, shading, access control, and energy metering β all unified under a single platform for centralized operations.
In practice, the building "thinks for itself": temperatures adjust based on outdoor conditions and occupancy, lights dim when daylight is sufficient, and ventilation adapts to the number of people in each room. The result is lower energy consumption, better indoor climate, and reduced manual operations.
How does a BMS work?
A building management system consists of three main levels:
- Field level: Sensors and actuators distributed throughout the building β temperature probes, COβ sensors, damper motors, valve actuators, and light dimmers
- Automation level: Controllers (e.g., Siemens PXC series) that process sensor data and run control logic β PID loops, schedules, alarm handling, and sequence control
- Management level: The central platform (e.g., Siemens Desigo CC) that provides operators with graphic displays, trend logs, alarm lists, and reports
